5 Tips For Choosing the Right Edmonton Community

When it comes to purchasing a new home, the neighbourhood you buy into is just as (if not more) important as the home itself. After all, the area in which you live plays a significant role in your quality of life and overall happiness, for both you and your family.

Here are five things to consider when it comes to choosing the right new Edmonton community:

1. Your Commute 

One of the first things you’ll want to think about when it comes to choosing the right neighbourhood is your daily commute. How far are you willing to drive to get to work or see family and friends? 

The answer depends on what you’re looking for.  

For example, suppose you’re seeking a small-town lifestyle, with the convenience of nearby big-city amenities. In that case, you may prefer to take up residence in one of Edmonton’s beloved bedroom communities (i.e. Spruce Grove). Here again, depending on what you want, the extra drive time may be worth the additional peace, quiet and affordability only a smaller city can provide.

2. Local Schools 

As a parent of school-aged children, you’ll no doubt be on the hunt for a neighbourhood with great educational opportunities either within walking distance, or a short drive away. Take the time to research local schools in the area and their rankings to ensure they’ll meet your children’s needs.

Even if you don’t have kids, keep in mind, purchasing a home in a new community with a school (or a school soon to be built) will increase your home’s overall value. 

3. Shops and Services…

Is there an abundance of local shops and services in the area? How far is it to the nearest grocery store? Are their banks, medical services, gas stations and other big-box retailers nearby? What about local restaurants or eateries for those nights you don’t want to cook? Be sure to note the proximity of local businesses (especially those most important to you) when assessing a potential new neighbourhood.

4. …and Other Amenities 

Other amenities you may want to consider include local parks and green spaces (is there a playground close by for the kids?), walkability (i.e. walking paths or bike trails, safe sidewalks and crosswalks), recreation centres and entertainment venues. If you or your family members rely on transit to get where you need to go, how far is the nearest bus stop? How often are pickups and drop-offs? 

5. Future Development 

Because neighbourhood development can directly impact your home’s value (and your quality of life), it’s important to gain a clear understanding of what, if any, development plans are proposed for the community. Will the neighbourhood include a local school? A family-centric community league? Are there commercial or retail sites currently underway in or around the area? Be sure to ask your Edmonton builder or REALTOR® what to expect beforehand.
